When we opened our doors in 1992, Balch Buyer’s Realty became the first exclusive buyer’s agency in New York State. Today we serve both New York and Connecticut. And we’re the only exclusive buyer agency covering Westchester, Putnam, Dutchess and Fairfield counties.
Balch Buyer’s Realty represents buyers only, never sellers. We take no listings. We will help you find the home of your dreams and help you buy it at the best price, on the best terms. And it costs you nothing. There is never a fee or retainer for our buyer representation.
To help you find the home you want, Balch Buyer’s Realty is a Multiple Listing Service (MLS) agent. We belong to the National Associations of Realtors (NAR). Also the New York State Association of Realtors (NYSAR). And we have been a member of the National Association of Exclusive Buyer Agents (NAEBA) since its founding. Laurie Bell, Broker & Appraiser
Laurie Bell is an Exclusive Buyer’s Agent, which means she works for you — the buyer — and never represents sellers or takes listings. A member of the National Association of Exclusive Buyer’s Agents, she has many like-minded colleagues across America. But unlike some, who became buyer’s advocates only in response to consumer activism, Laurie has been a buyer’s agent from day one. Actually, she was one of the first Exclusive Buyer’s Agents on the East Coast!
Laurie says “There are a number of advantages to using a buyer’s broker to buy property,” the biggest one being “the ability to get the best possible price” for the buyer. As an Exclusive Buyer’s Agent, Laurie negotiates on behalf of the buyer but never discloses the buyer’s profession, income or buying strategy to the seller. Another advantage is that Laurie and Balch Buyer’s Realty take NO listings and are free to show any property — even those For Sale By Owner — if it’s suitable for the buyer.
Peter Bell, Broker & Balch Co-Founder
Peter Bell is an industry-leading pioneer who has been setting the standards for ethical buyer representation for over 20 years.
Peter is the co-founder and a principal of Balch Buyer’s Realty, the first exclusive buyer’s agency in Westchester. Unlike most real estate agencies, Balch takes no listings from sellers and works exclusively for buyers.
While most Realtors® notch their belts for each house sold, Peter enjoys referrals from satisfied homeowners who got the right house at the right price through his efforts.
Peter knows he could make more money as a traditional Realtor® representing both seller and buyer in most transactions. But he says, “That’s a conflict of interest.” Consumer advocates agree.
